The problem

8+ certs · 12 deadlines · 2,650,000 spreadsheets

Self-managing landlords are drowning in admin.

Gas certs lapse. EICRs slip. Insurance renewals miss. Rent reviews land late. Deposit disputes hit and the photo evidence is buried in a camera roll. Most landlords run their portfolio across email, spreadsheets, paper folders, agent portals and memory. tenureco gives you one place that knows what's happening, what's coming, and what to do next.

How it works

Set up once. Run forever.

1

Add your portfolio

Upload your certificates — gas, EICR, EPC, insurance, mortgage. AI reads each one and fills in the expiry dates automatically. Adds properties, tenants, rents, and key dates in minutes.

2

tenureco runs the spine

Compliance reminders fire 90, 30 and 14 days before any expiry. Email and SMS. Portfolio dashboard updates as values change. Income & expense log tracks income and outgoings the way HMRC expects.

3

Reach for AI when you need it

End of tenancy? Mid-refurb? Insurance claim? Walk the property, photograph each issue, the AI drafts observations and suggests deductions for your review. PDF out in minutes. Final decisions are yours.

What's different

The AI snag tool. The compliance spine.

AI snag — why you sign up

Photograph each room. AI writes the condition observations and suggests deductions benchmarked against UK trade rates. You review, edit, accept. The PDF is photo-anchored, dated and structured the way deposit schemes need to see it. Same engine handles refurb snag lists and insurance claim evidence packs.

Compliance — why you stay

Gas, EICR, EPC, insurance, mortgage renewals — all tracked. Email and SMS reminders 90, 30 and 14 days before each expiry. AI reads certificates on upload and fills the dates automatically. Miss a deadline and you face £30k civil penalties; with tenureco you can't.

Portfolio dashboard

One screen showing portfolio value, equity, monthly rent, upcoming items and at-risk properties. Per-property yield. The single source of truth landlords currently keep across five spreadsheets, an inbox, and memory.

Who's building this

Built by someone who's lost the dispute.

I'm Oliver. I'm a UK landlord with a portfolio in Kent and a construction background. I've lost deposit disputes I should have won — because I didn't have the evidence in the format the scheme wanted it in. I've watched insurance claims drag for months over photo gaps. I've walked a hundred refurb projects with a clipboard and a phone camera, trying to keep snag lists straight.

tenureco is the tool I wanted to exist.

If you want to talk to me directly — about the product, the pricing, or what you wish it did — I read every email. ollie@tenureco.com.

Questions

Things you're probably wondering.

When does the beta open?
We're building it now. Founding members will be the first to get access. We'll email you the moment it's ready. Your £15 deposit is refundable at any time before launch if you change your mind.
Is my £15 deposit refundable?
Yes. Fully refundable until launch. After launch, it converts to £15 of credit on your account.
Will the deposit report stand up to a TDS dispute?
Reports are designed around the evidence standards the three UK deposit protection schemes expect: dated photographs, itemised condition observations, fair-wear-and-tear context, and a clear audit trail. Outcomes depend on the underlying evidence and the landlord's review of suggested deductions — we don't make the call, you do — but the format is what dispute panels need to see.
What does the platform actually do?
tenureco is a complete operating system for UK landlords. Compliance tracking with email and SMS reminders. AI document scanning that reads certificates on upload. Portfolio dashboard with values, equity, yield, upcoming items. Income & expense log. AI snag tool that handles end-of-tenancy reports, refurbishment snag lists and insurance claim evidence packs from the same photo workflow. One subscription covers all of it.
Is the AI making the deduction decisions for me?
No — and this matters. The AI documents what it observes (e.g. "yellow staining across stair tread, ~30cm wide") and suggests a deduction range. You review, edit, accept or reject every line. The AI is a fast, consistent, photo-anchored note-taker; the landlord is the decision-maker. This keeps you in control and keeps liability where it belongs.
What property types does it cover?
tenureco covers UK residential lets — single lets, multi-lets, and HMOs. Built specifically for the UK market by a UK landlord, with the compliance, deposit and tax workflows that actually apply here.
Who built this?
A UK landlord with a portfolio, a construction background, and a frustration with existing tools. Read the founder note above.
